As of July 1st, a housing permit is required for mid-rent properties in Amsterdam

As of July 1st, tenants in Amsterdam must apply for a permit if they wish to rent a mid-rent property.

Mid-rent housing

Mid-rent homes are properties with a monthly rent between €900.07 and €1,184.82 (price level as of January 1, 2025), or, expressed in housing valuation system points, between 144 and 187 points (maximum 186 points).

Purpose of the Regulation:

With the housing permit, the municipality aims to ensure that regulated rental properties are specifically allocated to individuals with middle incomes. Currently, people with higher incomes can also rent mid-rent homes.

Middle incomes

“Middle incomes” are defined as having an annual income of up to €67,366 for single-person households and up to €89,821 for multi-person households.

What does this mean for landlords? 

Landlords are responsible for verifying that tenants possess a valid housing permit. Mid-rent homes may not be rented to individuals without a permit. Violations may result in fines.

The municipality of The Hague already requires a housing permit for mid-rent properties, whereas the municipality of Leiden does not (yet).
